What to expect, and when
Most landlords are weighing us against carrying on as they are, so the useful thing is knowing what actually happens and how long it takes. Here it is without the sales language.
Day one — the valuation
You tell us the address, the size, the condition and whether it is occupied. We look at the property’s position in its local market and come back with an indicative monthly figure, usually within one working day. This costs nothing and commits you to nothing.
The offer
If the figure works for you, we put it in writing: the monthly rent, the term, the payment date, what we take on and what stays with you. Nothing verbal, nothing assumed. Take it to your accountant or your solicitor — we would rather you did.
Compliance and handover
Gas and electrical certification, alarms, and any licensing are checked before commencement. We record the property’s condition in an inventory with photographs, so the state it goes out in is documented rather than remembered. If work is needed first, you will get a clear list rather than a vague “it needs bringing up to standard”.
Every month after that
The agreed rent arrives on the same date. We run the property. You hear from us when something genuinely needs your decision, and not otherwise.
How long does it take?
For an empty property with current certificates, commencement is usually days rather than weeks. For an occupied property, or one that needs certification or work first, it is governed by that work — we will give you a realistic date rather than an optimistic one.
