Property management

Property Management

Responsive housing operations rather than passive agency management — maintenance, inspections, compliance and communication under one roof.

Management, not administration

Most agency management is a forwarding service: the tenant reports a problem, the agent forwards it to the landlord, the landlord approves a contractor, and three weeks later somebody turns up. We hold the property, so we fix the property. Nothing waits for a chain of approvals.

How a repair moves

  1. Reported — by phone or email, logged with a reference the same day.
  2. Triaged — assessed for safety and urgency, with emergencies escalated immediately.
  3. Attended — scheduled with the resident, with at least 24 hours’ notice where it is not urgent.
  4. Closed — completion recorded against the property, so the history stays with the asset.

Planned upkeep

Inspections run on a cycle rather than in response to complaints. It is a cheaper way to hold a property: a failing seal found on an inspection costs a fraction of the damp job it becomes eighteen months later, and it is the difference between a property that hands back in good order and one that needs a schedule of dilapidations.

Compliance

Gas safety, electrical installation condition reports, smoke and carbon monoxide alarms, and fire safety requirements are tracked against renewal dates rather than remembered. Where a property sits under HMO or additional licensing, the conditions attached to that licence are part of the management plan.

Property management

Management that stays on top of the details.

Built for landlords, portfolios and local-authority partners who need responsive housing operations rather than passive agency management.

Maintenance

Repairs logged, tracked and coordinated through one reporting route, with the status visible end to end.

Inspections

Planned inspections catch problems while they are small and keep the property to a consistent standard.

Compliance coordination

Gas, electrical and fire safety documentation organised and kept in date for the agreed service.

Portfolio management

One management relationship across every property you own, with reporting that reads as a whole.

Local authority supply

Property sourcing and management support shaped around housing-team requirements and timescales.

Resident communication

Clear channels for repairs, property issues and tenancy queries, answered by people who know the property.

How it works

From first conversation to managed property.

Four steps, and no obligation until terms are agreed in writing.

    Offer in writing

You receive a clear proposal: the monthly figure, the term, and exactly what we take on. Nothing verbal, nothing assumed.

  3. 03

    Compliance & handover

Safety certificates, documentation and property standards are settled before the agreement commences.

  4. 04
