What guaranteed rent actually means
We take a lease on your property for an agreed term — usually between one and five years — and pay you a fixed rent every month for its duration. That payment does not depend on the property being occupied, and it does not depend on a tenant paying us. Occupancy risk, arrears risk and the cost of re-letting move from you to ROOMS 24.
In exchange, the monthly figure sits a little below what an open-market letting might achieve in a good year with no voids and no problems. Most landlords find the two are closer than they expect once commission, re-letting fees, renewal fees, void months and repair bills are taken out of the open-market number.
What you stop paying for
- Letting and management commission. There is none. The figure we quote is the figure you receive.
- Void periods. Once the agreement starts, an empty month is our problem, not a gap in your income.
- Re-letting and renewal fees. Tenant changes happen inside our agreement and cost you nothing.
- Day-to-day repairs. Maintenance and the cost of managing the property sit with us for the term.
- Chasing. No arrears calls, no contractor scheduling, no inspection diary to keep.
Where the line falls
Structural work, buildings insurance, ground rent and service charges, and anything that is a freeholder or owner obligation stay with you. So does the property’s compliance status at handover — gas, electrical and fire safety certification has to be in place before an agreement can commence, and we will tell you plainly what is missing rather than start and argue later.
The agreement sets all of this out in writing before you sign. If a term is not in the document, it is not a term.
Properties we take
Houses and flats of one to five bedrooms across Greater London. Licensed HMOs, where the licence is correct and current. Blocks and portfolios, assessed as a whole rather than unit by unit — portfolio landlords get one agreement and one named contact across every property rather than a separate relationship for each.
If a property is tired, we will still look at it. Condition affects the figure, not our interest.
